Selling Your Home Q&A
SHOULD I SELL MY HOUE NOW OR WAIT?
Sell now if you are considering selling soon for relocation, financial purposes, your home is well priced and is show ready, or you want to cash out now and don’t want to wait for possible market changes. You should wait a couple of months if you can enhance your home before selling and/or your local market data forecasts stronger prices down the road.
HOW MUCH IS MY HOME WORTH?
You can use online tools to give you a general feel for how much your home can ballpark be sold for. However, I would consult a realtor such as myself to give you a clearer and more accurate home valuation and expectation of the selling process and expenses involved.
HOW LONG DOES IT TAKE TO SELL A HOUSE?
The answer to this question varies depending on condition, price, and your local market. Generally, if you listed today, a realistic expectation would be 2 - 4 weeks to get under contract with another 30 - 45 days closing after that.
DO I NEED TO FIX MY HOUSE BEFORE SELLING?
This depends on how much work your house needs, your market, and your selling timeline. You don’t always need a massive renovation or remodel, but some repairs can make the difference between getting under contract quickly and getting more money from the sale.
WHAT HURTS HOME VALUE THE MOST?
Even if your home looks in great shape there are small items that can tank value:
Safety issues and/or structural decencies
Poor maintenance
Old or eye sore interiors
Location
Poor quality renovations
Normally the largest hits to values are repairs needed to foundations, roofs, water/mold, and or electrical/plumbing issues.
FOR SALE BY OWNER (FSBO) VS. USING A REALTOR. IS IT WORTH IT?
FSBO is worth it if your home is easy to sell, you have time and advertising experience, and you’re experienced in in handling legal documents while logistically navigating your sale through the possible contingent time frames. Using a Realtor is safer and easier if you want to get the greatest advertising exposure, help through the pricing, negotiating, timelines, and legal paperwork.
